How did it feel to become worth hundreds of millions overnight?<\/span><\/p>

If someone were to interview Lin Jingzhe now, he might\u2019ve replied: \u201cI feel like I have achieved a minor step :).\u201d<\/span><\/p>

The company that won the auction was the current leader in its industry and the largest real estate company in China. Even so, this half-million square meters piece of land would be the biggest project they\u2019d developed so far. One could imagine how optimistic they were about the future development of Yan City.<\/span><\/p>

After all the formalities were completed, the \u201cflower\u201d at Shiku Lane fell into another\u2019s hand. Lin Jingzhe was left with a hefty sales invoice and a nine-digit figure in his bank account.<\/span><\/p>

At present, however, even in Yan City, there were a scant few companies whose current assets could reach a nine-digit figure.<\/span><\/p>

The \u201cland king\u2019s\u201d auction shook the whole real estate industry. The small and medium-sized enterprise owners\u2019 hearts trembled when they recalled the giants constantly increasing their bids as they competed that day. When the development of this now high-profile piece of land began, attracting a fresh wave of attention, New Beginnings Real Estate got their share of the publicity as well.<\/span><\/p>

Without giving Deng Mai much time to digest the news, Lin Jingzhe pushed the poor sod who had just finished his short-term business course to the front stage. As such, Deng Mai had the privilege of becoming the first employee of New Beginnings Real Estate since its inception and was probably the youngest \u201cgeneral manager\u201d of any real estate business.<\/span><\/p>

Although he was called the general manager, there was hardly anything to manage in the company at the moment. Lin Jingzhe\u2019s main aim was to let him gain some experience and see the real, dog-eat-dog business world which differed from its civilized portrayal in textbooks.<\/span><\/p>

This was the best time for some hands-on learning. Before New Beginnings Real Estate undertook a new project, the majority of what Deng Mai needed to do was to participate in some inconsequential social activities. During this period of time, the mistakes he\u2019d make would not have much impact on the company, even if he screwed up a few times.<\/span><\/p>

Lin Jingzhe had no choice but to train Deng Mai using this method. Of course, in these early days of the company, he\u2019d prefer to have someone who was an old hand at business management, but from the early 90s to the early 2000s, this type of resource was extremely scarce in China\u2014and <\/span>reliable<\/span><\/em> ones were harder to find than an abominable Yeti. In addition, the initial stage of a company\u2019s development was its most vulnerable time; any senior executive admitted at this juncture could influence the culture and future course of the company to a great extent. Strangers with unclear backgrounds were inherently untrustworthy, and the waters of Yan City ran deep\u2014if they unsuspectingly let a wolf in the house, getting devoured would be only a matter of time.<\/span><\/p>

Lin Jingzhe had long stopped believing in the goodness of human nature. The misfortunes he suffered in his last life had been caused by humans, so it was inevitable that he was now extremely cautious about trusting anyone.<\/span><\/p>

Fortunately, Deng Mai lived up to Lin Jingzhe\u2019s expectations.<\/span><\/p>

Like Hu Shaofeng and Fang Wenhao, he possessed the kind of vigor and confidence distinct to young entrepreneurs, quite different from Lin Jingzhe and Xiao Chi\u2019s cool style. Of course, the latter were better at controlling the situation at a negotiating table, but when the negotiations took place at a banquet table, charm and wit was much more effective.<\/span><\/p>

The record-breaking auction instantly pushed New Beginnings Real Estate into the spotlight. Naturally, this was a good thing and Lin Jingzhe had already foreseen this in his plans, but it also came with some downsides, like countless dinner invitations. Everyone in the industry was curious about this company which seemed to have appeared out of thin air.<\/span><\/p>

Accepting invitations from the bigshots went without saying, but smaller players should not be underestimated either. The most important thing to have in the business world was a network\u2014making your business thrive without good connections was nigh impossible.<\/span><\/p>

Lin Jingzhe accompanied Deng Mai to two of the more important events. Once Deng Mai got used to them and had no trouble avoiding attempts to probe for information, he took this as an official pardon and stopped attending any events except for those where he was absolutely required to show up in person.<\/span><\/p>

After the \u201cland king\u201d sale, Lin Jingzhe still had one piece of land in his hand. It was the small triangular plot at the 2nd Middle Road, surrounded by residential buildings.<\/span><\/p>

This parcel was not as eye-catching as the half a million square meters piece of land, but it was Lin Jingzhe\u2019s first piece of land in Yan City which had acted as a springboard for his current success.<\/span><\/p>

There were many reasons why he had taken a fancy to this land. First of all, it was small and cheap, making it the most cost-effective to use as collateral for a loan\u2014it had a total area of a pitiful 90,000 m\u00b2<\/span>. In the contemporary era, most people lived in some kind of collective dwelling. Putting <\/span>hutongs<\/span><\/a><\/em> aside, housing estates in Yan City were usually tens of millions of square meters\u2014basically, they were rarely small. After all, community facilities including green areas needed additional land, and this alone could easily add up to 100,000 or 200,000 m\u00b2<\/span>.<\/span><\/p>

90,000 m\u00b2<\/span>\u00a0was really tiny, and on top of that, it had a really awkward triangle shape. This was why it had been so cheap and so few people had been interested in it.<\/span><\/p>

But there was a second, more important reason why Lin Jingzhe had purchased it aside from it being cheap. And it was because of this reason that he\u2019d given priority to companies in the same line of business when he\u2019d been looking for a cooperation partner.<\/span><\/p>

When the city announced its plans for the northern quarter, this reason became obvious.<\/span><\/p>

After the \u201cland king\u201d auction, the number of companies asking Deng Mai about the sale of the triangular plot increased by ten times, and the offered price was more than four times the original six million yuan. This was because, according to the new land-use plan, the 2nd Middle Road, an artery to another urban area, would become the central street of the business district.<\/span><\/p>

When water rises, the boat rises with it<\/span><\/a><\/em>; Flux Realty had gained a huge return on their five-million investment. The terms of the investment contract put forward by Lin Jingzhe were very favorable to Flux Realty, and he even added an incredibly generous clause\u2014if the triangle-shaped plot by the 2nd Middle Road was developed in the future, the developed property would be regarded as owned jointly by Flux Realty and New Beginnings, with both parties holding 50% of the shares.<\/span><\/p>

Out of the whole contract, this clause made the strongest impression on Hu Shaofeng. For a moment, he even doubted whether Lin Jingzhe was of sound mind when proposing it since this was practically sending money to them. All that Flux Realty did was provide a five-million-yuan investment loan. Usually, the borrower would only pay back the money with the agreed interest; exchanging this for shares was like a meat pie falling from the sky straight into someone\u2019s lap.<\/span><\/p>

Hu Shaofeng had been almost completely certain that Lin Jingzhe would sell the land sooner or later, especially since the current situation in the northern quarter was different from the past. After all, the most difficult part of a real estate venture was the actual property development. Unless Lin Jingzhe was a fool, why would he give Flux Realty half of the return?<\/span><\/p>

But soon enough, he realized that he had guessed wrong again. It seemed that whenever he tried to predict Lin Jingzhe and Brother Xiao\u2019s actions, he always guessed wrong.<\/span><\/p>

After the \u201cland king\u201d auction, the management of the two business partners, New Beginnings and Flux Realty, met again. However, the situation wasn\u2019t the same as it was last time. New Beginnings was no longer a small and unknown company\u2014this time, even without being accompanied by Fang Wenhao, Lin Jingzhe could stand on equal footing with Flux Realty.<\/span><\/p>

It could be considered a brand-new concept in current-day China. The scale of the project was impressive\u2014and the most important point was that the build-up area was no less than 120,000 m\u00b2<\/span>.<\/span><\/p>

But where did so much space come from? Even including all the little nooks and corners, the area of the triangle-shaped land added up to only about 95,000 m\u00b2<\/span>.<\/span><\/p>

All smiles, Lin Jingzhe said, as if this was perfectly reasonable, \u201cIsn\u2019t the Lot No. 5 next to it in Flux Realty\u2019s hands? I think the small residential buildings along the edge can be removed. If the triangle turned into a rectangle, wouldn\u2019t the area be enough?\u201d<\/span><\/p>

A rectangular plot was indeed the most suitable for constructing a high-rise building, but what the hell? Why should Flux Realty cut off a chunk of a perfectly good piece of land and donate it to a project where they would already own shares anyway?<\/span><\/p>
